Project managers occupy a central role in the development process, driving the successful completion of projects. Typically, we will be appointed at the beginning of a project and will assist the client in developing the project brief and then selecting, appointing and coordinating the project team. We will then usually represent the client throughout the full development process managing the inputs from the client, consultants, contractors and other stakeholders.

What is a specification?
A specification or Schedule of Works sets out in detail the building works you want to carry out.
The document will include instructions to the building contractor on materials, locations and quantities.
Why do you need a specification?
A specification will cross reference the work shown on any detail drawings you have had prepared.
Contract terms and conditions are usually appended or incorporated in the document.
Building contractors price against this document which then forms part of the building contract.
What does a Contract Administrator do?
We can help and advise on the administration of contracts, particularly in relation to construction projects, by performing the role of contract administrator. Specific advice may include collateral warranties, insurance, defects, extensions of time, letters of intent, loss and expense, payment, planning and programming, practical completion, and termination.
A Contract Administrator manages the contract between the employer and building contractor. This is a role that was historically performed by the architect; and in fact most of the popular forms of contract for decades have referred to the ‘architect / contract administrator’.

When should you get a Contract Administrator?
Contract Administration is used on many types of contract, including maintenance works, extensions, new build and internal refurbishments. We have found that clients find this a less stressful way of organising building works. We can advise on the management of contracts within a construction project including working with FIDIC, JCT, NEC, and non-standard forms of contract.
We also help clients take care of their buildings by advising on appropriate repair and maintenance. We can set up a Maintenance Plan, advising on what repairs and costs need to be planned for in the future.
Building components deteriorate with time or use and at some stage their performance no longer meets a required standard. Maintenance is an intervention so that the component can perform to the required standard. Surveyors will be able to provide a visual inspection and give advice on testing, cleaning, repairs, replacement and improvement.
Building control is now mostly enforced through the Building Regulations. We will be able to advise you on the correct application of the Regulations to help ensure that all relevant building work accords with the government's objectives of securing the health and safety of building users, promoting energy efficiency and making access easier for disabled people.
BIM is the process of Building Information Modelling and is the action or the creation and maintenance of a database of information relating to a building. This data is digital and is recorded in such a way as to serve as a useful tool for the future life of the building. For example, recording details of the structure and specifications of windows would make the task of replacing windows quicker and easier. We will be able to advise you in setting up a BIM as well as helping to interpret the data to inform maintenance decisions, potentially saving time and money over the full lifecycle of a building.
